Do I Need A BER?

From the 1st of January 2009, all residential properties for sale or for rent will require a Building Energy Rating (BER) Certificate. Therefore, if you are selling or letting a residential property, you are legally required to hold a BER Certificate.

 

What Is BER?

A BER is a measure of how well your property fairs in terms of energy consumption and the hence amount of CO2 generated by annual energy needs. When the BER is completed, a property is assigned a rating, from A to G, where A is best and G is worst. To determine the rating, many factors are considered in detail such as energy use for heating and also ventilation and lighting.


How long will a BER certificate last?

A BER Certificate is valid for 10 years.


Who carries out the BER Assessment?

The BER assessment is carried out by a trained and registered BER assessor.


Do I need a BER to participate in the HES scheme?

A BER assessment is not required for participation in the HES scheme. However, a BER carried out prior to works provides valuable isights to a homeowner about which upgrade energy improvement measures measures best suite their property. A BER conducted after the measures are completed, objectively demonstrates the positive impact to the BER. A HES grant of €200 is only available where a BER is completed BEFORE and AFTER upgrade measures and implemented to the property.
